CGI Construction in North Las Vegas, NV | Steel Horse Construction
We’re Steel Horse Construction, an independent contractor providing CGI construction service across North Las Vegas. We install, repair, and rebuild CGI stucco systems, interior finishes, roofing underlayments, and weather barriers on homes throughout 89087, 89030, 89031, and 89032. What makes our CGI work different here? Most of your neighbors have new-build slab-on-grade homes, which means we start every job by reading soil and drainage conditions before we ever touch a finish. Call (877) 265-5715 for a free estimate.

Why North Las Vegas Residents Choose Us for CGI Service
We’ve spent years learning how CGI products behave on real North Las Vegas job sites, not in a showroom. Russ Dillard, our owner, grew up in CGI in Sunrise Manor and worked residential and commercial jobs across this valley before starting Steel Horse. He’s seen what CGI one-coat stucco does after three summers of west-wall sun here, and he knows what a monsoon season does to a poorly lapped weather barrier. That’s the knowledge that walks onto your job.
We read CGI’s published installation specs front to back. We use CGI-specified OEM components and quality equivalent assemblies where the published spec allows. And we document every step so you get manufacturer-intent workmanship without any affiliation claim. We’re independent, which means we tell you straight when a failing CGI finish assembly can be repaired versus when the substrate needs to come out and be rebuilt. No authorized-dealer markup. No brand loyalty that overrides your house.

Common CGI Construction Problems We Solve in North Las Vegas
- Hairline checking and UV chalking on acrylic one-coat stucco. CGI’s one-coat acrylic needs a proper scratch-and-brown base underneath. Skip the brown coat, or apply over a caliche-dust-contaminated scratch coat, and the finish starts showing vertical hairline cracks within the first two summers. The intense UV here accelerates chalking on top of that. We’ve traced this exact failure on west-facing walls in the 89084 corridor.
- Moisture intrusion at window flanges and control joints. CGI sealants and weather-barrier laps that aren’t detailed for wind-driven dust and monsoon rain fail at the laps first. What looks like a window leak is often a barrier lap that’s been sandblasted by three years of wind-driven dust, then breached during a July downpour. North Las Vegas gets maybe 4 inches of rain a year, but it arrives all at once.
- Crazed and blistered interior joint compound and texture. Interior texture applied when the house is too hot, or the mud isn’t acclimated to summer conditions, develops tiny surface fractures and blisters. Those become visible cracks along taped seams within a season. It’s not the product. It’s the heat and the install timing.
- Fastener corrosion at roof underlayment terminations. Desert heat cycling and dust abrasion wear through protective coatings on fasteners faster here than wetter climates. Once the coating’s gone, the rust starts. We see this on tile roofs where the underlayment terminates at eaves and penetrations.
- Stucco cracking over freshly graded caliche soil. Slab-on-grade homes here are built on desert soil that moves with moisture content. Even small differential settlement shows as stucco cracking near corners and control joints. It’s not always structural, but it needs to be read correctly before you resurface anything.
CGI Service in North Las Vegas: What Local Conditions Mean for Your Equipment
As a North Las Vegas General Contractor, we’ve seen this area become one of the fastest-growing big cities in the United States. The 89084, 89085, 89086, and 89081 corridor is pushing north and west into raw Mojave desert, and builders here are grading raw desert caliche daily. That matters for CGI work in a way it wouldn’t matter in Sunrise Manor or older Las Vegas. On a new-build slab-on-grade tract home, our CGI interior and envelope work almost always starts with reading soil and drainage conditions and verifying framing and stucco substrates. That’s the opposite of gutting an older home’s finished rooms. We check the slab corners for hairline settlement, look at how the lot drains during monsoon season, and confirm the stucco substrate isn’t contaminated with blown caliche dust before any CGI finish goes on. In the older 89030 core, where the stock is denser and more varied, we’re more focused on wall assemblies that have seen real heat cycling and substrate conditions that have nothing to do with fresh construction.
One job sticks with us. On a new-build tract home in the 89084 corridor, we caught CGI one-coat stucco checking along the sun-exposed west wall before final paint. The scratch coat had been contaminated with caliche dust, and the brown coat was missing entirely. We rebuilt the assembly with a properly bonding base before finish and re-detailed the window flange laps with CGI weather-barrier membrane so the next monsoon season wouldn’t find the same wall from the inside. That’s the kind of problem you only catch if you’re on site, reading the wall, and not just slapping finish over whatever’s there.
CGI Models & Products We Service in North Las Vegas
We work with CGI stucco and exterior finish systems, including three-coat and one-coat acrylic assemblies. We handle CGI drywall, joint compound, and interior texture products. We service CGI roofing underlayments and accessory fasteners used on tract tile roofs across North Las Vegas. We also work with CGI sealants and weather-barrier membranes for exterior envelope work. Our approach on parts is simple: we use CGI-specified OEM components where the published spec requires it, and quality equivalent assemblies where the spec allows. We don’t stock a warehouse full of aftermarket substitutes. We order what the job needs, which keeps turnaround tight for North Las Vegas customers without sacrificing manufacturer-intent performance. FAQs – CGI Construction in North Las Vegas
Yes. We install CGI three-coat and one-coat acrylic stucco systems on new construction throughout the 89084 and 89085 corridors, plus all other North Las Vegas ZIP codes we serve. The key on new-build lots is verifying the scratch and brown coat are done right before the finish coat goes on, especially where caliche dust has settled on substrates. Call (877) 265-5715 if you’re mid-build and need a stucco contractor who reads the wall first.
In North Las Vegas, premature cracking in CGI joint compound and texture is almost always a heat-and-acclimation problem, not a product defect. If the mud was applied when the house interior was over about 90°F, or the material wasn’t acclimated to summer conditions, it loses moisture too fast. That causes crazing, blistering, and taped seams opening within a season. The fix is real acclimation and controlled application, which we handle every day.
Often, yes. If the failure is isolated to fastener terminations, penetration laps, or a specific run of weather barrier, we can re-detail those areas without a full re-roof. If the underlayment has widespread abrasion damage or the laps have failed across multiple slopes, replacement is more honest. We’ll tell you which one you’ve got. Call (877) 265-5715 for a roof inspection.
Caliche is a naturally occurring cement-like layer in Mojave desert soil. When lots are graded, caliche gets broken up and mixed into the surface soil. That fine dust contaminates stucco substrates and can interfere with the bond between scratch and brown coats. It also affects drainage, which affects how moisture moves around your slab and into your wall assemblies. We read the soil conditions before we specify any CGI finish work on slab-on-grade North Las Vegas homes.
Yes. We service CGI roofing underlayments and accessory fasteners on both the older, denser 89030 housing stock and fresh master-planned subdivisions. The older core homes have more heat cycling in the roof assembly, which means fastener coating failures show up faster. Newer tracts have their own issues, mainly dust abrasion and monsoon-driven wind exposure. Both need proper CGI-spec detailing. Call (877) 265-5715 and we’ll take a look.
